What We Do
We are an independent selection service for cottages and country houses across the Kyiv region, Poltava, Chernihiv and the Carpathians. You pay us a fixed fee. We hold no listings and take no commission from the seller, so the only interest we serve is yours.
A two-hour conversation about how you intend to live in the house: year-round or weekends, guests, animals, workshop space, distance to the nearest hospital and school. We turn that into a written brief with a budget range and a shortlist of districts.
We know which villages get reliable water in August, where the roads are paved to the gate, and which plots sit in a flood zone. Our local expertise narrows thousands of listings down to the few streets worth your time.
Every candidate is visited before it reaches you. We photograph what the listing hides, measure the plot, check the heating and water supply, and drop anything that does not survive daylight.
We drive with you, translate with the owners, and ask the awkward questions about ownership history, neighbours and land boundaries. Two viewing trips are included in the standard fee.

The selection process
We are a selection service, not a real estate agency. We shortlist countryside houses and cottages across the Kyiv, Poltava and Lviv regions, check every document, and stay on your side of the table until the sale is registered.
A 30 minute call covers budget, plot size and travel time to the city. We write a short brief and you approve it before anything is shown to you.
Within five working days you get up to eight properties with photos, plot plans, utility notes and honest remarks about what needs repair.
We arrange the viewings, drive with you between villages, verify the ownership papers and stay through the notary signing.

No. We work only for you, the buyer. That means no listings to push and no pressure to close. We assess each cottage against your brief, your budget, and your plans for the land.
It starts with a conversation about region, plot size, and how you want to use the house. We then send a shortlist of five to eight cottages, arrange visits, and stay with you through due diligence until the deal is signed.
We focus on the Kyiv region, Poltava, Cherkasy, and the Carpathian foothills. Local knowledge matters here: access roads, water, and winter heating differ greatly from one village to the next.
We keep searching within the agreed period at no extra charge. If nothing suitable appears, the unused part of the fee is returned to you.

Weekday calls between 09:00 and 18:00, Kyiv time. Weekends are for viewings, so write to us instead and we reply on Monday morning.
